Owner not paying the advance back

Hi,

I rented a flat in Nov in Bangalore. Now I dont want to continue in this flat and want to leave before mid July. I informed my owner a months back that I will be moving out in july. Now from past 15 days, I am ringing my owner to give me my advance back so that i can move out, but he is not replying to my calls. Few days back he called me and said that I can move untill he find a new tenant for the flat I am using. But I am not willing to wait until he finds a new tenant as I already get a new flat in some other area. I am trying to contact to the broker as well as to the owner but no one is reponding properly. I am asking them to deduct as much they want from the advance and give me the remaining but owner is replying that he dont have money to give me back. I am so frustated and dont know how to deal with them. Please help
