POOR QTY. AND BAD POSITION OF POSSESION

We have purchased flats in Guarav Woods Phase-I on the basis of builder's promises and lay out plan. But now we have come to now that the following points, as below:

1) 03 acress Garden shown by Sales office is actually is MBMC garden. As per Rule if any residential compound having

capacity of 1000 people 03 acress individual Garden should be there. Gaurav Woods-Phase-I having flat capacity240

nos.

2) As per plan there should be tow gate i.e. Entry Gate and Exit Gate, now Sales office saying building having only 01

Gate. 02 Gate land is under dispute with other builder, and we are sure we will not get 02 Gate as per shown plan.

3) Building construction is VERY VERY POOR/BAD and amenities as installed is VERY CHEAP/POOR.

4) Builder is now charging Extra parking charges i.e. At the time of booking they have informed that open parking is Rs.

1.00 Lacs & Covered parking is Rs. 2.00 Lacs, now current they are demanding for Rs. 3.00 lacs and Rs. 5.00 lacs and

they are giving receipt only Rs. 11, 000/-

5) At the time of booking the building should be ready for possession in next 06 month but 02 years passed so are building

is not ready. The possession is delayed by them even though they claiming penalty clause to flat owners.

6) One more issue that builder is selling 01 flat to various people.

All in one is that builder is cheater and making fool to innocent flat purchasers.
