Municipal commissioner is requested to look into the misinterpretation of DCR 33 (5) of MHADA clony

1) 2.5 FSI on layout is for new scheme on vacant land.

2) For redevelopment of existing housing scheme 2.5 FSI is on plot area of society but MCGM is giving it on the layout of existing clolony including road area, R.G.etc. allowing to load all available FSI upto 3.5 on individual society's plot. Thus MCGM increased FSI limit from 2.5 to 3.5

3) 2.5 FSI is not allowed for HIG societies hence to take the benefit of 2.5 FSI HIG is converting to MIG. Accordingly JVPD layout is submitted to MCGM for approval.

4) The main purpose of increasing FSI 1.2 of DCR33 (5) TO 2.5 is for redevelopment of old buildings of LIG of MHADA colony but the incentive FSI benefit is taking by developer for creating huge housing stock and increasing load on basic infrastructure of city.
