Podium parking changed into 1.5 BHK apartments

Hello Everybody,

Recently I viewed the Bal Developers project (Kapil Aasmant) at Pashan-Sus road, Pune. I was told that there are 1.5 BHK apartments available, but there are no floor plans on there website. The project had proposed 2 and 3 BHK partments ONLY. They have changed the podium parking into small/rat-hole 1.5 BHK apartments and selling them at 40-42 lacs. The apartments have super built-up area of 850 sq. ft. Hence the carpet is around 640 sq .ft (approx. 30 % loading).

Please check the approvals, as I understand from some of my friends, that BAL develpors did some same mess at there Kapil Abhijat project. In one of the buildings there was no approval for apartments above 5th floor, and they sold all aprtments till 8 floor, which didn;t have PMC approvals.

As we all know, the builders have a hand-in-glove with the PCM officials and they eventually get this approved. But imagine the plight of the owners who have gone thr'h this.

Please be-aware while dealing with Bal Developers
