Builder Unresponsive - Building Still Incomplete

Dear Sir,

We have purchased flats in Elite Greenwoods (Available Total 120 flats, Divided in two Blocks A& B) situated in Chikkathogur, Begur Hobli, Bangalore - 100 by Builder Elite Group.

All of us are now in such a agony that we feel like living in slum even after paying for premium amount.

Follow are the issues.

i. The possession promised by Builder (As per Sale deed) was 31 March but it was not ready by that time. We had to literally take leave and be on the site to make it just inhabitable. During this period since we had to pay both EMI and rent though we had no choice but to believe the builder that he will complete the things he promised in due course of time and move in there.

ii. Insufficient provision for daily necessities like water, electricity.

a) Water: By (Begin of summer) 1st week of March with only 30 occupied flat water in not sufficient. where as it should provisioned for 120 Flats. On investigation we found that there is only 1 working bore well to cater 120 flats with in sufficient depth for bore.

b) Electricity: Even after paying electricity of own flats every month, bescom disconnects the electricity almost every month saying common meter bill is not paid. Though the builder has not handed over the building the current 30 occupied flat owners are compelled to pay the whole common electricity, with the psychological fear, its they who have to face the ficaso living with kids, aged parents once the electricity is cut off.

iii. Open electricity wires and open deep sumps are every where in the building.

Its is a real safety hazard to the building not only for the kid who keeps playing in the building also for aged people and us.

The premises is not closed from all sides and only two person with insufficient equipment are been keep as security in the night and one in day time. Theft have been report in the night. But still the same situation.

iv. Out of 2 lifts in each block only 1 lifts in each block has been installed after 1 and half year of follow -up. Often people get up for hour due to lack of power

Back up.

v. None of the amenities are available for which we have been promised and we based on which we have made our choice to purchase the flat is this apartment.

a) Swimming pool & Toddlers pool.

b) Club house

c) Land scape garden

d) Indoor games room

e) Milti purpose hall

f) Jogging track

g) Departmental store

h) Childrens Play area

i) Fully equipped Gym

j) Library

k) 24 security with intercom

l) Generator back

Its almost two year but we see no improvement in the situation, its seem we are at the mercy of the builder.

From last three month BSNL is not able to give us the connection as the telephone cabling inside the apartment has not been done. It was a surprise to us. Even after reporting to Mr Mohan and Jagan Reddy (Builder) repeatedly no action we can see still today.
