Dear Everyone!

I bought 2 BHK flat in Mar from Mantra Properties in Mantra Majestica Project. After purchase I did the agreement with builder in same month. As it was a March month I was told to hold on to process the bank loan by banks due to financial year ending. In next following financial year I was asked for latest income tax details where I have to wait for another 3 months to receive from my company. Bank asked more papers and builder authorities delayed to give me which postponed the loan sanction till November. When asked to builder to accept the bank loan and give the possession of the flat. Builder without hesitating asked under table money of 256000/- as interest and was not ready to give any documentary evidence for such a huge amount.

I was shocked to see the daring of the builder. When I raised the complaint to Police, Police on other hand negotiated with builder and told me this is universal practice and I should pay the amount asked by builder to him.

I had no option but to raise my consumer voice in local consumer forum. The case is in progess and taking long time for decision. I have already spent more than 18 months to get justice but it is still awaited with new date every time.

I am a simple middle class person, took a flat for my family. I don't know how much time it will take more. Is there any way to teach lessons for such builders? or we have to stay in independent country slaved in hands of Politicians, Bureaucrats and people like this.

Gentle request who ever is dealing with Mantra Properties for their new sites, Pl. read the agreement before signing. The builder is very smart and takes absolute ownership of everything with letting you down nothing left behind with you.

Few steps before taking flat with Mantra Properties;-

• Visit his completed sites, see the progress. Half the things are incomplete as per promise.

• Talk with flat owners of old sites, discuss financial and transaction history with few people.

• Discuss and read old agreement to get idea of agreement which builder is making with you.

• Don’t sign any document without reading anything.

• Papers will be shown to you last moment, tell them you require time, go home read and then take decision.

• Take clear financial payment schedule and understand everything otherwise he is smart to trap you in future.

• Consult your legal advisor. Collect all site papers demanded by him from builder. After confirmation only decide to take flat with builder.

• If you are looking for loan, show all papers to your bank authority. After clarifying from them take decision to take a flat.

• Builder has not made any society with his older sites and keeping all rights with him. Clarify the formation and contribution for Society.

• Builder has kept money making rights with him. Eg. Mobile tower income if installed in premises will be taken by him whereas it should go to Society.

• No pots in balcony, steel doors installation to main door is allowed.

• where there is no security and security hired don’t take responsibility to secure your assets.

I am educating with some facts but you will know more once you go in deep. In short I want to close this note by keeping your informed before taking any decision.
