No issuance of Demand Lette

I have booked one 1267 sq.ft. flat No. D-602 on 27-5 by paying 10% of the basic cost as booking amount. 30% of basic sale price has to be paid during the next two months, i.e, by 26 July. We were waiting for the demand letter for the next payment. In spite of giving many calls we didnt received any communication from the said co. In the last week of September we got a letter demanding 30% payment with interest of 24% as late payment.

Was it not the duty of the Co. to send us the demand latter at the right time means before 26 July.

We talk to the company to revoke the Interest amount. After discussion they charged interest @ of 10% which is amounting about Rs.34, 000/-.

We asked them that how they have calculated interest for our knowledge but they denied to explain.

Now I need your help and guidance that whether the Interest charged by the co. on late payment is correct? Can they charge the interest on late payment whereas the Co. has not informed us in the due course of time, i.e., before 26 July. Is it not the fault of the Co. not to inform us about the due payment at the right period of time. We have not yet signed the builder and buyer agreement.
