Eimbursement of security deposit

Respected Sir/Madam,

I have submitted three months security deposit of Rs 18, 000 and Rs 6, 000 as advance rent from January, for an Office in Kalu Sarai, Hauz Khas New Delhi, to my landlord. Unfortunately, due to the lack of finance I had to shut my office in April, I called him and told about my condition and requesting with around 20 days of notice we are going to shut office. He got angry and forced to immediately leave the office. I left the office on 14th of April. For security reimbursement we discussed and agree at the amount of Rs 10, 000.

Now it is end of July and he is not giving my security back. Always when I call him he make a new excuse.
