Vacating my property

Dear Sir,

This is regarding my Warehouse that we had rented out to The Madhya Pradesh Rajya Beej Evam Farm Vikas Nigam (MPRBEFVN) Chhindwara in 1995 at the then market rental price of INR 11250.00 per month. Since then, they have not increased the rent in spite of repeated requests to there managers. Now in the year I am fed up of the behavior and non co-operation of the officers at the govt institution so I have requested them to vacate the premises and also given them 3 legal notices with no response from them. My advocate now suggests me to file a legal suit against them however, I am also aware that filing the suit and waiting for the judgement will take more then 1 to 2 years and I do not want to wait that long. I was wondering if there is any thing else that I can do to get my warehouse vacated. I have also not taken the rent from them since last 4 months since there is no agreement between us and that there is no way to prove that they are a trespasser in my property other than refusing the rent that they pay.
