Commission on Renewal of House rent agreement

I am staying at Navi mumbai, Maharashtra. I have
rented one room one year before and made 11 months
agreement. On the time of agreement i have given
rent of 1.5 months as a commission to agents. Now
it is time to renew the agreement. Agents now
asking another one month rent as a commission. If i
will not give the amount they have asked, then they
will force me to leave the room.
Please help me on above issue.
