Right of builder to charge for the Super Builtup area

Hello,

I have recently booked a flat but not yet signed the agreement for sale.

My question is: Is it legitimate for the builder to charge me for the super built up area, or should the builder charge for the carpet area only? What is the current law in this regard?

I'll appreciate an early response in this regard.
