Interest charges

While booking a flat at CASA RIO, sales person told me that I have make Rs.45000 as initial payment, 9 % after 21 days, 10 % after 42 days and remaining by bank loan. I was surprise to see that within 15 days I got demand of 50% from LODHA as 2nd slab was initiated. While contacting Customer Care they asked to make payment without bank loan, otherwise they are charging interest for late payment. How can I make 50% of payment i.e.27L without bank loan. This month I got new demand letter from them for the late payment charges.
