Advance amount not returned

I had paid a booking amount of Rs 2Lakh to CitiSquare builder towards booking of plot 81 at bricks and Boundries, Anekal, Bangalore. But documents provided for this property by builder were not to our satisfaction so we requested the builder that we are not interested and return our advance payment. This happened in May.

I sent a proper letter to builder explaining the reasons everything and he promised that amount will be given in one months time. But they have not given any money yet. This is going on 1 and half years now. Six months back, I decided to file a case but they convinced me that the amount will be given within one month but again they started delaying techinques by not taking a call or meeting.

I am just frustrated now and want to take the legal help to sort out this.

I do have the receipt of the payment and the letter which was sent to them.

I hope this forum helps me resolving this issue. Please let me know how to proceed on this.
