UDS Problem and Sq Feet not matching

Hi Sir/Madam,

I am Narasimhan - Chennai I got flat at Ambattur and constructor was M/S Classius Constructions. I have been told that UDS 349 and Build-up area was 746 Sq. Feet. Finally, increased it to 850 Sq. Feet and took money for 850 Sq Feet. Builder told that he has built it extra and it was verified by Federal Bank Officials.

I got a loan for 850 Sq. Feet. Builder never showed me 850 Sq. Feet plan or sketch. Even now he is not ready to show 850 Sq. Feet plan or measurement. He has not handed over key to me till yesterday (registration happened during Mar).

Today, he has handed over it to me but when i measured it, it shows only 600 Sq. Feet built-up area. Please let me know how to proceed further in this case.
