Delay in Project

We booked a flat in Niho's Scottish Gardens, C-403, Saffron block, Indirapuram, Ghaziabad, in May. We were promised the possession by May but unfortunately they have not yet completed the project. As mentioned in the contract, if the project gets delayed, more than 36 months, bcos of any reason, they would compensate the occupants reasonably. They have started giving the flats for possesion on the payment of last installment but the project is still not ready. People have started shifting in, bcos of their own reasons or problems, but there is no lift, The electric meter is not yet set and other amenities like park, parking, road, pavement are still in the process and not yet completed.

The compensation decided in the presence of few owners was Rs. 15/- per sq feet per month after 36 months from the date of commencement, which was revised in the presence of some other residents to Rs. 5/- per sq feet. The loss in terms of stayig ion a rented flat or not being adequately compensated for the delay is huge.

Please advise, how can I get proper compensation from the builder.
