Dear Sir,
I have a salary account with HDFC Bank (AC No. 01901050057117). I was planning to buy a house and HDFC Bank approached me for pre-sanction of housing loan before buying a house. I was also in need of a loan to buy a house so I paid processing charge of Rs 4412 with cheque No. 661059 from my HDFC bank account and got pre-sanction letter (File No. 248229448/NKK) of 7, 00, 000 dated 7-Oct. Once I finalized property I contacted HDFC bank for disbursement of loan amount. I submitted all the necessary documents required by bank and also got Title clearance certificate from the person HDFC bank told. After doing all these, HDFC bank denied to disburse loan for this property.
Then, I contacted Dena Bank for loan on the same property. Dena Bank sanctioned and disbursed 7, 00, 000 loan for same property and currently I am living in that house only.
Now, my question here is:
1. If Dena Bank can disburse loan amount for a specific house why HDFC Bank can not disburse loan amount for that same property?
2. If HDFC Bank was not ready to disburse loan amount, why should I not get my processing charge of 4412 back?
3. After submitting all the documents with HDFC bank, Bank told me to get a title clearance certificate. I received title clearance certificate from the person bank suggested. However, later I came to know that every bank has different lawyer for title clearance certificate. So title Clearance certificate I got for HDFC didn’t work with Dena Bank. If HDFC bank was not ready to disburse loan amount for that property why they told me to get title clearance certificate? Who will compensate that unnecessary expense of getting title Clearance Certificate?
I approached HDFC Bank many a times during last one year and just got a run around. Nobody is ready to answer my question and just sent me from one branch to another branch. It has been more than a year now. I am really frustrated.
I request you to look into the matter. Here my only question is “Why Dena Bank can disburse amount for same property for which HDFC bank can not and If HDFC Bank can not disburse it, why they are not ready to give my processing charges back saying that processing charge is non-refundable?? ”
