Once the Registry of the flat is done your responsibility does not diluted by saying so please note that you have sold a flat when the construction was in progress and still it is in progress for which you are fully responsible for the defects discrepancies which appeared & needs to be attended.

- As per bylaws of MDDA & in your map approval letter it is clearly mentioned that you have to get the completion from the MDDA, however a copy of Chapter 3 of MDDA bylaws article 3.1.8 is sent herewith for ready reference & further you have to get the NOC from the local FIRE department as the building height is more then 10 Meters refer to MDDA by Laws no 3.11.3 copy enclosed.

- The crack appeared which are so wide and visible from both sides are not due to expansion/ contraction but are in the center of Ceiling & in the center of walls which was also seen by one of your director shri Gupta on 17.04.09.The creaks in the ceiling is a Structural failure needs to be checked. Instead taking action for to making good the same reasons are being given by you.

- To decide rating of DG set is your problem but as committed, you have to give a power back up of ONE K.W per flat.

On Following point you have not responded though these points may be of minor nature for

you but for me are of more importance:-

- 3Pole ISOLATER has been provided in place of 4pole MCB & 1 Phase is left open in

the box, 4 pole MCB is required to be provided.

- Completion Certificate for LIFT.

- Removal of scaffoldings from area with finishing.

- Availability of clear entrance to the premises.

- Clear car parking area which should not be less then 23 Sq. meters as per the MDDA

by laws no 3.10.2 as amended

- Polishing of all the doors is done in a very ugly manner to be checked.

- The Door Locks provided are of inferior quality as compare to Sample flat.

- Arrangement of power backup not yet provided.

- Swimming pool not yet made though it was part of the agreement and it was confirmed by the

residents that swimming pool is required.

- Gym along with community center as committed has not been provided.

- Wash basin provided in the master bed toilet is also not as shown in the sample flat & is of smaller in

size.

- As regards daily need shops have been constructed which was not part of the project

but now shown is also a violation of the approved plan and the same is not acceptable

looking into the safety of the residents.
