MR. SATPAL KUNDAN (flat#12) says “NOTHING DOING WITHOUT ‘MY PERMISSION’.

WATER WILL BE SUPPLIED AT HIS WILL IN THE SOCIETY.

AVOIDS RECTIFYING THE age-old BUILDING ISSUES.

GOVERNS THE BLDG SINCE 15 YEARS AS SECRETARY, UNDISPUTEDLY by self-selection panel. THE SECRETARY DOES NOT INTERACT ON SOCIETY NOTICE-BOARD OR SOCIETY letter-head original copy duly signed.

OWNS A MARUTI ESTEEM CAR, ONE FLAT SELF-RESIDING IN BORIVALI (WEST) AND TWO FLATS IN MIRA ROAD, THANE.

INSPITE, TRANPARENCY OF MAINTENANCE BILLS OF SOCIETIES OR ANSWERING QUERIES AVOIDED.

1. 24 hours water supply must be availed, unless BMC official cut is realized though news media or notice being placed onto the society board. The necessary equipments in the society pump room must undergo its repairs for ease of operations without any discomfort of water supply to members. The will and rigid attitude of managing committee members especially MR.SATPAL & MR.KRISHNAN is NOT JUSTIFIABLE and could be expected to be at par with the unit costing of maintenance bill per month delivered at each home-end. REBATE of petty amount to society members for such water issues to be formulated and re-evaluation of maintenance bill is realised.

WATER is delivered at undue timings and at self-ruled dictations without all-together consent of society members. THERE are only 12 flats.

2. RTI always denied – right to information is not so well entertained by the managing committee members. The passive members would expect the replies to the subjective issues.

3. All equipments are expected to perform thru sinking funds being generated & accumulated, be it the standby pump units. Timely repairs and maintenances are expected to be scheduled / carried out vide society funds to avoid delay of required attention to the equipments leading to scarcity of water for 1 day, 2 day at flat owner’s end owing to irregularity or negligence of operational needs. Forcing the members for want of WATER inspite of NO BMC issues, is dominant characteristic of MR.SATPAL & MR.KRISHNAN.

4. Any activity / functions with P.A SYSTEMS or GATHERINGS presided in the paving of society or terrace to be declared on notice board with all members agreed NOC to the event.

5. Occupancy of materials (scraps / garden tools etc) on terrace by select flat owners and fews others kept refrained or out of enability of the same terrace would be treated as GOVERNANCE ACT.

6. Room made at terrace door midlanding to be made recognizable by a signboard – viz: society room, if found authentic.

7. Sweepers are not controlled by the committee time-table and commitment to maintain cleanliness in the society to be spear headed by the Managing Committee. REBATE of this paltry amount would be claimed if the necessary act is not enforced by managing committee with the sweeper employed.

8. Corrective measures within society undone / left-over works within 1 month would be attracting towards submitting of writ plea / request to SECRETARY .UN-ATTENDED PLEA will be pulled up for rebates in direct proportion to monthly maintenance bills through an auditor / arbitrator.

9. Comments delivered as casually hard objections with members or sub-members of the family especially the female gender at respective residences must be maturely out-spoken and must stand VALID from the driven clauses of the NBC (NATIONAL BLDG. CODE) and as per directives of Maharashtra Housing Societies Act. The comments / retorts can be forwarded through letterhead of the society with under signature from sender / managing committee for acceptance. NO threats to ladies especially by MR.D’SIVA will be borne.

10. The directions / byelaws are last but not the least expected to be non-dictatorial and non-anarchy type. The managing committee seems to continue with the posts / designations undisputedly for decade together till date. The 3rd floor members is said to GOVERN the society, as they claim to be “oldest resident” in the bldg. As its outspoken by MR. & MRS. D’SILVA, flat#10 and also MR.SATPAL KUNDAN, flat#12.

11. The pump room door and door frames awaits repair before it capsizes / falls out as its worn out.

12. The terrace paving would be utilized by all flat owners for petty domestic usages in the same wake as it is boldy being utilized by the old owners. The re-instatement of the place post-usage of the terrace / paving is at the sole responsibility of the user. “Clean as you go” principally to be adopted.

13. The society to place a sign board refraining eunuchs / sales people / donation-wallas etc for security reasons. The security guard personnel recruit seems to be REFRAINED by Managing Committee. The safety / security of flat owners’ family member especially lone-housewife or aged and weak elder parents, under such governance to be officially concluded vide bye-laws w.e.f Managing Committee and the prevailing legal codes in the NBC.

14. Tree branches entering the flat owners balcony would be curtailed / chopped at the sole responsibility of the flat owner. This could be for keeping out, breeding of fleas / pests from birds / mosquitoes and loss of natural amenity by flat owner vide sunlight.

15. The major repairs in any flats to be communicated to Managing Committee for technical assistance assurances thru an experts (civil / constructions engineers) view only.

16. All expenses WITHIN THE SOCIETY vide proposed civil / construction works of the society must be honoured for execution and nett payable status agreed jointly by all members for being pre-aware of any EMI expected to get attracted in prevailing monthly maintenance bills, post-confirmations with Civil / Construction engineering faculty member ONLY, for valuations of TO-BE-EXPEDITED works

17. Tanker potable-water is expected to be made available if water storage is concluded in the under water tank (ugwt) The UGWT is to be ensured to be filled with water BMC enabled or vide tanker supply.

18. Visitors car would be parked? WHERE . A sign board is requested to be placed.

19. The maintenance bills are understood to be posted vide hand delivery without signature / initials of the secretary or treasurer since months together.

20. The society member would have no rights or prerogative to yell at other respected society member to EVACUATE ONE’S FLAT or LEAVE THIS BUILDING, if water issue is been ALARMED to committee member and expected to be solved, As out-spoken by MR & MRS.KRISHNAN at flat#2 .

21. ALL MEMBERS OF SOCIETY MANAGING COMMITTEE WOULD STAY ANSWERABLE TO all / any PASSIVE MEMBERS ABOUT THE functional IN-ADEQUACIES in the premises or building, be it “water” or “water-timings” or “ pump & booster issues” .

22. IF WATER PROBLEMS ARE PERSISTING AT THE FORCED WILL OF MR.SATPAL KUNDAN or any, RE-EVALUATION OF SOCIETY MAINTENANCE BILL AMOUNT PER MONTH IS EXPECTED TO BE DERIVED.
