PLEASE DO NOT BUY ANY FLATS IN the ELITA PROMENADE project. There is an unsolvable land issue with the property and the promoter is taking the existing owners for a ride. If you buy a new flat in the project, you will not get a commensurate land share in the apartment and hence making reselling the apartment almost next to impossible.
This is more serious than all the other existing problems with the project already listed in the forum.
