We booked a 3BHK flat in Orchard County, Sector 115, Mohali being developed by Ansal API construction comapny (Ansal Lotus Melange Projects Pvt Ltd) last year i.e. 2011. While booking the flat the marketing executive had offered to waive off additional PLC charges (which was not disclosed until the point of flat booking). The additional PLC charges amounting to Rs 1.27 lakhs was supposed to have been refunded to us within 30-40 days. It's been more than a year now and even after repeated reminders, Ansal API has not refunded the money citing some or the other reasons for delay.
Moreover, the residential flat was offered under subvension scheme under which the builder pays loan EMI till possession is granted. We received the "Offer of Possession" letter from Ansal API on March 24. On inspection of the property after having received the possession letter, to our surprise, the flat was nowhere near completion. There was no tiling or slabs in the kitchen, Bedroom doors were non existent, No fittings at all in the bathrooms (not even the sink & comode), No electrical wiring etc (please see the pics attached). Moreover, the lift and the lobby area is not completed, no access road to the flat and the car basement parking is not even ready. The flat is clearly 6 months (minimum) from completion, assuming no further delays.
Clearly Ansal API is taking its customers for a ride. They have blatantly misrepresented facts w.r.t project completion while issuing the Possession letter (a legal document) in an attempt to end Ansal API's legal liability to bear penalties due to project delays. They are also illegally holding onto the consumer's money which is supposed to have been refunded within 30 days of flat booking.
Worst part about Ansal API is its customer service. The concerned people are never reachable over phone or emails & try to give false promises to further mislead the customers. Overall, we've had a horrible experience with Ansal API & would suggest any new home buyers to STAY AWAY FROM ANSAL API.
