Maintenance charges

Dear Sir,

I would like to ask you that our one of the occupants in a commercial building is not paying the maintenance charges as pwer the rate fixed by us. Every month he pays 75% of the total maintenace charges after leaving 25% of share. what should be done inthis case.

Please advise.
