Dear Sir,

I would like to bring in your kind notice that I am facing a lot of trouble after buying the flat from Bestech in Park View Residency, Palam Vihar. I had cleared all the demands made by Bestech by May and I was issued the flat handing over letter on 12 June 10.The flat was not at all ready by that time and there were seepage problem in it, flooring was not done.By the time I got the possession of the flat it was around end of August (a 3 months delay). At the time of getting the possession I had raised the issue that walls are still wet due to seepage but I was assured by your staff that seepage problem has been fixed and I had taken the possession conditionally stating the same in my flat acceptance letter even then I waited for next 3 months before I started the woodwork in the flat so that all the walls gets dry properly but once that flat occupied and the water was opened in the flat within next 10 days all the walls where seepage was there earlier water clots started appearing. It is really very disappointing that even after delay in possession by your staff by 3 months the issue was not been fixed by them. There were bubbles in the plaster of the drawing room wall due to seepage and also some plaster had also fallen down from that wall that I had shown to your staff Mr Shashi Sinha and he had assured me that he will get it fixed but even after calling him and also meeting him personally no one came at last I got it fixed at my own expenses. Now again the same water issue has started to re surface on the places where it was earlier at present the state of flat is that plaster had to been removed from the two walls in the drawing room (at some places the plaster had also fallen down) now today I have noticed that wall next to the cupboard in the bedroom is showing the signs of water on the wall. Now, I am afraid that due to this seepage in the walls that was not fixed by your staff even after my repeated follow-ups is going to damage my cupboards in kitchen and bedroom.

Request you to kindly see into this at the highest priority as now I am fed up with this stuff of following up with your staff as all my efforts seems to be going in vain. I can’t take off from my office every time for follow ups with Bestech staff.

Hi Rachna,

As discussed with you it was really a very disappointing experience for me after visiting the flat today. I noticed that nothing has proceeded further from my previous visit made last month. I am consistently in touch with you I had cleared all the demands made by Bestech by May and I was issued the flat handing over letter on 12 June 10 and was guided to approach site office for keys but when I approached your office on 13 June I was told by the site manager that Flat is not ready and the tentative date for possession was given (30-June). But even by that date a lot of things were not completed in the flat (Final coat of white wash was pending, Doors were not fitted, Wooden flooring had not started). So at last when these thing were completed I was approached by you for taking the possession of flat but when I visited the flat and the pre- inspection prior to accepting the keys a lot of issues were raised by me that have been mentioned below (24-July).

On my today’s visit I was shocked to see that not a single thing has improved from the previous state in fact some more issues have aroused in the flat. PFB the new issues that have come up in the flat :-

1. The seepage has reached on the Wall next to the Kitchen door in the drawing room.

2. The Wooden flooring fitted in Master bedroom has started getting off from the floor.

3. The Main Entry door that earlier that used to struck now it has become free i.e. door handle is not able get the hold of the chokat as the chokat wood has been removed much more than required. Adding to that I am afraid that the door handle will come out as there is a lot of play in it as earlier it used to take a lot of efforts to open the door and all the force was applied on the door handle to open the door.

4. The entrance main door wall corner has been broken which was not there earlier (I think it has happened during removing the excess wood from the chokat)

I trust the quality provided by the Bestech Builders but after seeing the flooring in the master bedroom I am becoming doubtful about the quality. A question is arousing in my mind that why should I pay for maintenance if the possession is getting delayed by 3 months due to these issues.

I request you kindly get these issues addressed at highest priority. So that I can be able to take the possession of the flat.

Sub:-Regarding Issues pointed out in inspection of flat (T6-106)

I had visited the park view residency for getting the key of my flat, But when I visited the flat prior to accepting the key of the flat, I was very much disappointed with the state of the flat in which it was being offered for possession. Please find below some of the things that I have noticed while inspecting the flat:-

1. The main entry door is not opening properly, one needs to make a lot of efforts to open the door.

2. The Pin hole on the Main door has still not being installed

3. The outer wall of the flat is having water patches as the water is leaking somewhere near to that pace.

4. On the Main door chokat the plaster has fallen down.

5. A lot of bubbles have aroused near to the external wall of the flat, if someone tries to touch these bubbles the plaster starts falling from that place.

6. In kitchen under the shelf where the washbasin has been installed the whole wall is wet this thing I am pointing out since last month prior to the final touching was given in the flat but even after doing the paint work the water clots have started facing up on the wall. The same thing has now started on the next wall i.e. under next shelf.

7. Both the bedrooms are having water clots on the walls near to the skalten

8. Tap of the bathrooms washbasin needs to be fixed as it has not been installed properly

9. The window door is not opening from one side in the lobby.

With these seepage issue it is hard for me to start wood work in the kitchen area and I also doubt that the plaster of the internal walls of the flat will start falling within few months if this seepage on the walls is not fixed at the earliest and it may also start termite in the flat if the moisture remains in the flat walls.

I trust the quality of construction Bestech provides to its customers, request you to kindly take care of the above mentioned issues at the earliest so that I can take the possession of the flat.
