The built up area shown to us during the quotation and finalisation of the 2BHK flat was 827 Sq ft and accordingly the payment (of cash and bank loan has been arranged), however when the actual valuation has been conducted bank has found it as 744 Square feet as BUA which is thus noted on the loan acceptance paper. Now, we are now confused whether to accept the norm of SBI (Bank authorised sarveyor or the builder. We have paid at the rate of 4400 Rs/ Square feet where as if we need to pay 744 square feet at the rate 4400 Rs / Square feet we will save a amount of 4.5 lacs approximately.
Please advise.
