Non delivery of the Flat

I have booked a flat on 25.03.06 and paid Rs. 95000/- as advance booking amount vide cheque no. 742482 dated 26.03.06. At the time of allotment, next installment of Rs. 242102/- has been paid vide cheque no. 894068 dated 30.11.06.

The possession was to be given in 3 years, but, till date the project has not been started.

When contacted the builder, their staff is always giving false assurances that the project will be started very shortly.

I want either my money back with the compounded interest @ 12% or I should be given a flat in some other property at the prices prevailing on date 25.03.06
