This is regarding fraud things done by the sankalp Developer in Nagpur. I have purchased two plots from Sankalp Developer in 2007. In purchase process, they have given Agreement on 50 Rs Stamp paper and one Company rule card (This card does not contain any of Stamp or sign of any authority of sankal Developer). Here I have paid the Down payment and start the installment of 4769 Rs for my both plots.
Most of time I was used to pay my full installment. But some time due to some financial circumstatances I have paid the Amount less than 4700 (I.e some time 3000 or 3500 etc)
Also I had problem while paying to sankalp Developers. This people were not accepting the post dated cheque (Many time I requested to Accept the post dated cheque for Next Month) As I am staying out of Nagpur I could not manage to come to Nagpur every month and pay by Cash. But they were refusing to do that.
So whenever I used to Visit Nagpur at that time I was paying my Installment.(time of 2 to 3 Months).
In April when I visited the Nagpur, at that time, I went to pay my Installment. This people (Sankalp Developer refused to take my Payment. And told me that I need to pay Seven Months Intsallment at a time). And asked me to pay Nearly Thirty Thousand Ruppees late Fees.
when I asked How you can asked me to pay the seven Months installemnt and Late Fees of 30000 Rupees,
As previously I didn't received any of phone call for my any of pending installment for 1 or 2 Month. And directly they told me to pay the 35 Thousand Rupees after 7 Months.
Also strange is when they asked me to pay 30000 Rupees as late fees.(Point to be noted that they have not mentioned any of such Rule for 30000 Rupees late fees for seven Months pending Installment and this people donnot have any policies or process).
The main aim of sankalp Developer is to exploit the customer and try to expoit them creating the trouble in Finacial aspect.
Note: Sankalp Developer (Dharmendra Wanjari and Mrs. Tarare were trying to force me to cancel my plot and take my amount back. So that after my cancellation they will sale this plot at current price and gain the profit. The main intention of sankalp developer is to use the Money of people and when they face any trouble at that time force them to cancel the plot, By this behaviour they can use the customer money and later after their plot cancellation they can sale that plot at Current prices (Increased Prices)
The thing is that they have not given any ultimatum to me for single time for any Pending installment previously.. And directly After Seven Months they asked me to pay seven months Installment with late fees of 30000 for both Plots.
Also sankalp Developer is commiting all customer that they will Complete the NATP Formalities within 3 Month from date of purchase of my plot. And at a interval of time they are Extending their Commitment. Me and Most of other Customers are receiving such commitment from 17 to 18 Months.
This Company is not fulfilling single commitment by their own and after 17 to 18 Months of Plot agreement they have not completed the process of NATP.
And when it comes to their adavantage they take the opportinity and start blackmailing their customer.
Then Main intention behind this is to try to cancel my Plot so that they will sale it at current prices. Considering this startegy they are refusing my money. And not accepting my payment cheques
Also, In any law or in any book, Can any body convince me that on plot (Two Plots) prices of nearly 165000.Is it possible to ask the Late fees of nearly thirty thousand. Also this people were using the Note Book page without any stamps or later head for late fees.the Accountant of sankal developer has given me all calculation of Late fees on Note Book page.
(I have requested Mr. Wanjari and Mrs. Tarare to please give me time to pay money and Exclude Late fees as it is not Proper, But they refused to do so and were asking me to cancel my plot. The intention behind this to try advantage of my condition.)
I believe to not take the advantages of our family problem, But I need to give you some Information about my trouble thats way I am mentioning this point. Actually I am facing loss of my Grandmother on 22 nd of March and Within 7 days I lost my Father,
In such problems everyone including me expect the help from other and Not a problem, And what I am facing is many trouble like created by sankalp developer. I have Informed my condition to sankalp Developers. But what they are doing is to take the adavantages of my problem.
Sir I requesting you to please help me on this. Also wants to give u some idea about what people like sankal Developers have been doing in Nagpur.
These types of problem which are facing by me is already faced by many customers. But due to few pressure or any reason they are not complainting such issues to any body. And people like sankalp developer taking the advantages of people. As such people donot aware about the tactics of people like sankalp developer.
