I purchased apartment no. 304 I purhcased in Tower-6 of Park View Residency Project at Palam Vihar, Gurgaon being developed by M/s Bestech India Private Limited. The property is under construction and posession is expected in a couple of months (running late by more than a year).
I recently went for site visit and happened to check the actual meeasurements of my apartment vis-a-vis what had been shown by the developer in the layout furnished to us at the time of purchase. I was astonsihed to discover that all the bed rooms/living area/ kitched etc were short by almost 6-9inces in length as well breadth when compared to the sizes shown in the marketing brochure. The explanation given by the company was that room sizes indicated in brochure were those of built up area and not the carpet area.
I have purchased another apartment at Raheja Atlantis, Gurgaon and thankfully the area shown in the layout over there matches with the actual area of various rooms being delivered by the developers. Its common knowledge in industry that when the room sizes are shown in the brochure it is the carpet area and not the built up area.
The flats are normally sold on Super Area basis but there is not independent agency to provide a certificate to the buyer that the Super Area guaranteed in the agreement is actually being delivered.
So clearly Bestech are not following industry norm and cheating people.
