Can't we have a 2Bed/3Bed Hall Kitchen Toilets in a decent place in Mumbai suburbs that will have (i) Cross ventilation in Hall, bedrooms at least, through windows (ii) Natural sunlight in Hall, bedrooms and Kitchen at least, (iii) True carpet area at least 750 sq ft for 2BHK / 1000 sq ft for 3BHK with spacious bedrooms/hall/kitchen etc, (iv) All walls 9inch brickwork at least, (v) RCC strength 100 Ton/sq metre at least, (vi) Windows having RCC cover from all sides, (vii) A balcony (only and no more) with RCC wall 4 feet height all sides and 3 feet wide cover from ceiling, (viii) 10 feet clear height, (ix) No leakage, seepage, cracks at least for two years, (x) Fruit bearing, long lasting trees like Mango, Neem, Pepul, blackberry etc and not the mockery of podium garden. (xi) No dirty choked sewage but properly maintained one if need be. (xii) Total white payment and delivery period as committed and no hidden expense.
Sorry to note that I haven't found anyone so far. Most buildings are like glass house with one side almost glass, some peculiar design of the building with least botheration about the healthy and comfortable living of the actual inhabitants. Building construction appears to me as an investment avenue for realtors where almost all types of cheating can occur. For example, a highly inflated superbuiltup area that does exist nowhere. The common term 'loading' has been abused to the limit. For instance, a flat with the claimed 1000 sq feet superbuiltup area, as builders/agents/brokers claim will have 35 % loading. What they mean is the carpet area we will get is 650 sq feet. But that's not true. You will have hanging terraces, useless, peculiar design dry balcony, flower balcony and similar stuff without proper RCC column beam/support. No cross ventilation, neither in Hall nor in beds. No natural sunlight. Walls are as thin as possible. Typical room size is 10x10. A cot of 7.5 ft would leave nothing almost and imagine today's generation is taller the us. No natural greenary in the neighborhood. No privacy while living in towers. Nowadyas towers are as close as slums exist almost. Towers mushrooming without any development of civil infrastructure like govt funded proper medical facility (hospitals), sports ground, state and central schools and colleges etc. Only reality in real estate business is that price is sky rocketing. Fed up.
