I recently had a horrible experience with Advocate S Selvakumar's firm, Kumar Associates. I was directed to Mr. Krishnakumar in Kumar Associates by one of the SBI managers for legal opinion for the house that I was planning to buy on SBI loan. He talked great about Mr. S Selvakumar and asked me to speak to his brother, i.e. Mr. Krishnakumar. I spoke to Mr. Krishnakumar and met him with all required documents. First, my complaint is not against Mr. Selvakumar, but against his firm. He may still be the best advocate for real estate related opinions. But, the person he is keeping with him is much much below average.
First of all, he doesn't know English. Next, he never understands the value of his client's time. For a single legal opinion he made me run around for one and a half months. I was told it doesn't take more than a week generally. It didn't take even a week with the next advocate for me. So, that means, even after wasting 45 days of my time, he didn't do a good service. I went through a lot of harrassment in between.
Every second day, he used to ask me to come to his office, saying it would be ready. I would go there, wait for few hours to know that it was not ready due to a new reason every day and come back to office. My office is in Electronic City, home is in Hosur Road and his office is in Koramangala. All these happened before the elevated highway was opened. You can imagine how much harrassment I would have gone through. During that time, I was also working on a very critical project in my company, which only got me some warnings from the boss to maintain office timings properly.
After so much running around, I got the report finally and forwarded it to SBI. SBI rejected the application three times for the same reason. It could have been solved by an additional letter by this intelligent lawyer, which he was never ready to give. I was buying a flat from KHB Surya City (from the first owner), which was a Government property. KHB didn't give Khata to anybody who bought there. A number people have taken loan from SBI without Khata and bought flats in the same project. I could not get it because the advocate was not ready to give a written clarification about Khata.
Why did KHB not give Khata? It is because the land is not converted and handed over to BMRDA. It would be given after that is done in a year or so. This clarification, I got from KHB officials, but the bank was not ready to understand until the advocate gives in writing. The advocate like a @#$% just repeated what he said, "it is not required". Finally the bank rejected the loan application forever.
I wanted to speak to Mr. Selvakumar after the second rejection. I called on his office number. His receptionist repeatedly connected me to Krishnakumar only and after a few attempts she started disconnecting my calls. I felt like banging on the wall. What makes these people so arrogant? Or, are they instructed to be so?
Later, I went to a different bank and advocate. The whole thing got over in a week. I am a satisfied customer with them now. I would never advice anyone to go with Mr. Selvakumar nor SBI.
The point here is, why do reputed advocates like Mr. Selvakumar keep such incompetent people like Krishnakumar as juniors? Is he really his brother? Why don't they realize customer is very important unlike in our other industries? Is there any way in which we could give this feedback to them?
After all harrassment, had I got the proper report and loan, I would have forgotten all these. What is haunting me is my wife's and my wasted time for an unsuccessful attempt. How many more centuries will this land be like this???
