I am very much surprized with how the building developers are fooling innocent people who do not have a good idea of municipal and government rules across the Mumbai`s new suburbs mira road/nala sopara/vasai & virar.
Consider a flat area of 1000 sq. ft. (chargeable to the customer -AS PER THEM), the carpet area shown by them is LESS 40% which stands 600sq.ft, which is totally wrong method. The chargeable area should be calculated as CARPET AREA 40% OF CARPET AREA .. This way the Total chargeable area of a flat with 600sq ft. would be maximum 600 240 (40% of 600) = 840 sq. ft. so the customers paying 160 sqft. more for nothing but being a fool.
Another thing they are also including the BALCONY & FLOWER BED area which should not be included even in carpet area .(And above even the Balcony & Flower Bed area they charging 40% Loading) which means what the customer is supposed to get free is being charged and also with addional loading.)
My question is the government sleeping on these issues? The big development companies are not playing such foolish game and the cost of the flat will be same with awesome apartment and with good resell value.
